Clean vs Clean & Disinfect 

 

Many service providers offer Cooling Tower cleaning assuming they have met the requirements of the city of Vancouver’s and province of New Brunswick's bylaws and legislation governing cooling tower operating and maintenance. In actual fact they have not met the requirements. Cleaning and Disinfection are two very different processes and need to be completed in tandem in order to meet the requirements, but most importantly avoid a positive legionella test result. Non compliance with respect to the building bylaws governing the operation and management of a cooling tower, could lead to enforcement and fines of up to $500/day!

Cleaning:

Cleaning removes germs, dirt, and impurities from surfaces or objects. Cleaning works by using soap (or detergent) and water to physically remove germs from surfaces. This process does not necessarily kill germs, but by removing them, it lowers their numbers and the risk of spreading infection.

 

Disinfecting:

Disinfecting kills germs on surfaces or objects with the use of chemicals. Disinfecting should be done after a surface has been cleaned. Cleaning removes loose soils, preparing the surface or object to be disinfected. If a surface is not cleaned first, germs can hide under soils and reduce the efficacy of the disinfectant.

Many companies offering cooling tower cleaning, offer a broad spectrum of other services in various industries and assume their Commercial General Liability insurance extends to covering their company and employees while performing cooling tower cleaning and disinfection. Think again!

 

Cleaning and disinfection is actually a specialized service, combining chemistry, microbiology, mechanical aptitude, and cleaning. Our employees have training, in the transport and handling of chemicals, use of fall protection, entering of confined spaces, utilization of Lock Out Tag Out, ammonia awareness and more! PPE includes just about everything you could imagine from steel toed water proof boots, to chemical resistant clothing, eye protection and respirators.
